Prinicpal Bio

Neil Kilby is the founder and principal of Kilby Valuation Group, L.L.C. He started his involvement in real estate at a young age by working in his family’s South Florida home building business. In 1983, Mr. Kilby moved to Arizona following a hiking vacation to the Grand Canyon and Havasu Falls, the previous year. Capitalizing on his residential construction background, Mr. Kilby started in residential appraisingreceiving the SRA residential appraisal designation in 1988. Additionally, he specialized in the valuation of luxury-custom homes and hillside properties in the Paradise Valley-Scottsdale district of metropolitan Phoenix.

In 1989, Mr. Kilby joined the (former) appraisal firm of Sell, Huish & Associates and began valuing commercial-type properties under the mentorship of Mr. Jan Sell, MAI, SRA, CCIM. He also managed the firm’s Las Vegas, Nevada branch office in 1990 and 1991. Also, during his tenure with Sell, Huish & Associates, Neil obtained his MAI designation from the Appraisal Institute in 1993.

Following the dissolution of the business partnership between Mr. Jan Sell and Mr. Jared Huish, Mr. Kilby co-founded the appraisal firm of New West Consulting in 1997. Over the subsequent ten years, New West Consulting provided Mr. Kilby with the opportunity to hire, train and develop the appraisal team that is now Kilby Valuation Group.

Mr. Kilby is also a regular member of a team of specialists organized by Dr. Joseph “Mike” Davis Ph.D., Associate Professor of Finance at the WP Carey School of Business. This flexible working group is periodically brought together on an ad hoc basis to complete complex consulting assignments requiring a multi-discipline approach. Mr. Kilby’s specialty within this team is his expertise in developing sophisticated GIS (Geographic Information Systems) models and application of geospatial analysis tools. Neil Kilby, together with two other members of this group authored the article An Integrated Valuation Process Using GIS, published in the American Society of Appraiser’s Journal “Valuation,” Spring 1998, Volume 42, Number 1.

Mr. Kilby has completed and passed all of the courses, examinations and other requirements necessary to receive his SRA and MAI designations. He has held these designations since 1987 and 1993, respectively. After this time, he has completed a minimum of 100 hours of continuing education every five years.

Scope of Appraisal Work

The majority of appraisal work performed by Neil Kilby is for lending-related purposes. Additionally, his geographic area of competency covers virtually the entire state of Arizona, with recent appraisals completed in over 45 Arizona communities that are situated outside of the State’s metropolitan areas. Mr. Kilby does not prepare appraisals for litigation support, emment domain proceedings or property tax appeals.
